Under the Building (Scotland) Amendment Regulations 2020, all new apartments, new shared multi-occupancy residential buildings and all new social housing will have to be fitted with fire sprinklers. The change will take effect on 1 March 2021 and will apply to all new housing in Scotland, with the exception of privately-owned, single family dwellings.
Legislation already applies to enclosed shopping centres, residential care buildings or new extensions to such facilities and to developments which are in whole or in part sheltered housing complexes, but will now apply to where building warrants (where applicable) sought after 1 March 2020 for buildings such as:
New school buildings or extensions wherever it is reasonably practicable to install an automatic fire suppression system (new requirement);
Those containing a flat or maisonette regardless of height; and
Those with shared residential multi-occupancy..
